Landlords often tell us our service sounds too good to be true! Here’s some answers to commonly asked questions….
Where are you looking for properties?
We are interested in private rented property in all areas of the South East of England. We are particularly interested in Surrey, Sussex and the Greater London area.
What type of properties are you looking for?
We are seeking self contained 1, 2 and 3 bedroom properties.
What legal agreements are required?
We provide all the agreements. Ethical Lettings will sign an agreement with you as landlord of the property. The agreement will state the rent per annum, the length of the agreed term and all other terms and conditions. You will give your expressed permission for us to sublet your property to our own Tenants.
Can I see a copy of the agreement before I agree to the service?
Of course, just request this from the Procurement Officer.
Will you move Tenants in and out of my property on a regular basis?
Absolutely not. We aim to provide long term sustainable accommodation to our clients and most of our Tenants have tenancies with us that last 18-24 months. If we need to change the Tenant of your property, we will always let you know.
What standard does my property need to be?
We will always come to visit your property. Obviously we have to ensure that your property is safe for our occupiers and if we see any obvious hazards we will ask you to rectify these. Your property should comply with all the relevant legislation and be in a good decorative order. We prefer properties to be unfurnished with white goods provided.
What paperwork will I need?
You should have a current landlords’ buildings insurance policy, an up to date gas safety certificate, an energy performance certificate and provide us with a proof of ownership.
What happens if there is damage to my property?
We carry out an inventory at the time we take on your property and also at the time we hand your property back to you. This will identify any discrepancies in condition. We will provide you with a deposit bond agreement (you may request a copy of this) and pay for any damage up to this amount.
What happens if you need to evict any of your Tenants?
We will deal with all legal proceedings, Court action, bailiffs at our cost.
Who are your Tenants?
The majority of our Tenants are working but on low to medium incomes. They find it difficult to source their own private rented accommodation due to high entry costs and the difficulty in referencing some of their incomes.
What checks do you carry out on your Tenants?
We carry out extensive background checks and interview all our clients prior to placement.
How can you “guarantee” my rent?
We are underwritten by the Local Authorities with whom we work. On a monthly basis we guarantee circa £50,000 payments out to landlords and have never missed a payment.
